Mayfair Renaissance Tower Looking UPThe Mayfair Renaissance and Mayfair Tower sit side-by-side on 14th Street in Midtown Atlanta. But when you ask the question, What’s My Mayfair Condo Worth…..you have to consider the buildings in a different light.

But this September, 2016 Market Report for the Mayfair Renaissance/Tower has an interesting angle….There is only ONE For Sale listing in the Renaissance, yet the only two Under Contract are in the Renaissance, yet the three that Sold in September are all in the Tower. Go figure. The big difference between the buildings as far as amenities go is the Tower does not have access to the swimming pool…that belongs to the Renaissance building.

What’s My Mayfair Condo Worth? September 2014 Update

The Mayfair Renaissance and Mayfair Tower condominium buildings are on 14th Street. While they look alike, they have differences! The Renaissance building has the pool, whereas the Tower building does not. The Lobby of the Renaissance building (including the club room and fitness center) is more expansive and they also have a Board Room and Library.

I put both buildings together for this market report, but would be happy to give anyone specific number for either building if they desired.

ACTIVE LISTINGS (7)

  • Four 1 Bedrooms ranging from $176,900 to $205,000
  • Three 2 Bedrooms ranging from $207,000 to $449,000 (a Penthouse listing)

PENDING LISTINGS (UNDER CONTRACT)(3)

  • Three 2 Bedrooms ranging from $299,000 to $404,000

SOLD (6)

  • Four 1 Bedrooms ranging from $154,000 to $190,000
  • Two 2 Bedrooms (and here is an example of price difference between the buildings) A 2 Bedroom in the Tower on the 3rd floor sold for $190,000 while a 2 Bedroom in the Renaissance sold for $330,00o.

In comparison, in September, 2013, ALL the sales were in the Tower Building with Two 1 Bedrooms selling at $119,000 and $150, 000 and Two 2 Bedrooms selling at $224,000 and $229,000.

For our report, we have combined sales information for both Mayfair Renaissance and Mayfair Tower in one report. Let’s look at the Midtown Atlanta Market Report for Mayfair Renaissance/Tower for April, 2012.

There are currently 7 2-bedroom homes listed For Sale in Mayfair Renaissance/Tower. They range in price from $599,000 for a Penthouse to $179,000.

Two homes are Short Sales Pending Lender Approval with an average price of $122,000. 2 homes are Under Contract with one at $239,000 and one at $175,000.

One home sold in April 2012 at $190,000. There were 3 sales in April, 2011. I did break these down to one at the Renaissance at $229,000 and the other two were in the Tower at a miserable $87,900 average! Yikes!

Midtown Atlanta Market Report | Mayfair Renaissance/Tower, January 2012

The Mayfair Renaissance and Mayfair Tower have an iconic place on the Midtown Atlanta Skyline. There signature rooftop cupolas are often seen in skyline pictures of Midtown. The buildings, although almost identical on the exterior, were built almost 10 years apart. Each has its own home owners association and amenities.

For the purpose of this Midtown Atlanta Market Report, January 2012, I have combined the numbers for the two buildings.  There are currently 12 two bedroom homes For Sale and only 1 one bedroom home, at $129,900. The average list price for the 2 bedrooms is $258,000. This number however includes a Penthouse home, listed for $599,900. If we remove that home from the average, it becomes $234,244. There was only two sales in January, with an Average Sales Price of $91,250.
