Chamblee is a city located Northeast of Downtown, Midtown and Buckhead. There are many new construction townhomes coming on-line, but the Variations Townhomes are unique in design!

Variations Townhomes are located almost at the intersection of Clairmont Road and Buford Highway.

Built in 1981, many of the homes have had extensive renovations….and some have not! But the unique floor plans have features that were certainly popular in the 80’s but add an uniqueness to the homes now. Sunken living rooms and a wet bar in the living room are just two such features.

The buildings have a contemporary design, and feature covered carports, many just in front of you door! Most of the homes are 2-stories, but there are some floor plans that are one level.

The community offers a tennis court, pool and club house. The monthly HOA fees are reasonable, and include water, sewer, cable TV, landscape maintenance, common area utilities and insurance and reserve fund contribution. In October 2005, the community voted overwhelmingly to borrow $1,600,000 to replace the siding and roofs on all 26 buildings in the complex. The note is $19,000/month, and will be paid off in December 2016.

Living at Variations Townhomes comes with numerous conveniences. First off, access to Buford Highway and I-85 can make the work commute much easier. Transit is available from the MARTA station in Chamblee. It requires a drive to the station, but what a great option for getting to work, or a sporting event in Downtown or a festival at Piedmont Park in Midtown!

A Kroger market and an Aldi discount grocery are both just outside the entrance to the community. A Sam’s Club discount warehouse is located at Clairmont Road and I-85. Buford Highway is the International Food destination in Atlanta! Head north from the Variations, and you will find food from many different countries. Continue north into Doraville and you will find the fabulous Buford Highway Farmer’s Market! A great place for fresh meats, seafood and vegetables. And the aisles are literally a world tour of food stuffs!

Just down Clairmont Road is the second busiest airport in Georgia, Dekalb-Peachtree, or PDK as most know it. A fun afternoon can be to go to the 57th Fighter Squadron or the Downwind Cafe and watch planes come and go.

The City of Chamblee is seeing lots of new growth and is an exciting place to live, yet still be ITP (Inside The Perimeter!)
