As a real estate broker that specializes in Midtown Atlanta real estate, a question that comes up more often than not is, “Will my view stay like this?” And this question comes when we are looking out the windows, or better yet, standing on the balcony. When a construction crane is in sight…..all the more!
The Midtown fixture and central meeting spot, Starbucks at 7th Street has seen the bulldozer as construction begins on the new condo building, Seventh Midtown. And potential buyers at next door Viewpoint Midtown are asking, “Will Seventh Midtown Block my view at Viewpoint Midtown?
The good answer is….NO!
This photo obviously still shows the Starbucks building, but my shaky hand has drawn a square approximately where the Seventh Midtown building will be located. As you can see, it is to be 10 stories and should not rise above the 11th Floor Zen Garden at Viewpoint.
If you are looking to purchase a condo in Viewpoint Midtown, the unit numbers that face North would end in 02,04.06,08,10,12 and 14. So if you were looking at 1104, first off you would have a limited view anyways, as you are right on the Zen Garden level. But you would not see the top of Seventh Midtown. Additionally, if you went up to say 1710, you would look down, and see the rooftop of the new building, but it would not impact your view.
I always tell my clients that you can never guarantee your view, but with my knowledge of the market in Midtown, I have a pretty good idea of what is going where, or what could go in a particular location. That information can help you make a more informed buying decision.

With no significant new condo construction on the horizon (literally) in Midtown Atlanta, buyers will be looking at re-sale homes when looking to buy a Midtown condo.
One of those options is Viewpoint Midtown Atlanta!
Sitting proudly on Peachtree Street, between 6th and 7th Streets, Viewpoint Midtown was one of the last new buildings completed before the turn of the real estate market. While developed by Condo King—Novare — at least this was the result of improvements on past buildings they built.
Viewpoint Midtown offers buyers one bedroom, one bedroom + den, two bedroom and two bedroom plus den floor plans. There really is a wide variety of homes in this building! The “den” feature was a first for our new high rise buildings and gives the homeowner some flexible space for a home office or guest room. Some people have done renovations and removed the 3/4 wall and made it a dining area (depending on the floor plan).
When searching for homes in Viewpoint Midtown, you need to know what the floor plans are like. For example, there is one 2-bedroom floor plan that has the second bedroom open..with no doors. (the “05” stack) So if you were thinking you had two separate bedrooms, you might be in for a surprise! The second bedroom can be closed off in unique ways with french doors, sliding doors or a wall with some type of opaque window.
When looking at condominium living, you not only want to look at the personal space of your own home, but the amenities the building has to offer. And Viewpoint Midtown scores a “10” when it comes to amenities!
Located on the 11th and 12th floors, amenities include a Club Room, Movie Theater, Catering Kitchen, Lap Pool, Grilling Bar, Zen Garden, Outdoor Living Room and an expansive Fitness Center.
The Club Room features the Movie Theater and Catering Kitchen. There are numerous flat-screen TV’s throughout the area and even an iPod docking station for your own music.
The Zen Garden and Outdoor Living Room offer a great escape if you want to get out of your condo, but not leave the building. From the couches and gas log fireplace in the living room area, to seating around a water feature set amongst the trees, it truly is an “oasis in the sky” when you are here! The other side of the 11th Floor has the lap pool, complete with lounge chairs and a wet bar. Two “grilling bars” and ample tables give you some great entertaining space for family or friends.
The street-level retail of Viewpoint Midtown seems to finally be taking shape. There is BB&T, the newly opened World of Beer and a salon and massage studio. Starbucks, on the corner of 7th Street will soon be temporarily located in Viewpoint while the construction of Seventh Midtown (one of ONLY two new condo buildings currently planned) takes place. Once that building is complete, they will move back into the first floor.

In comparison, in September 2013, there were two 1 bedrooms that sold at $199,900 and $225,000. There were three 2 Bedrooms that sold, ranging from $374,000 to $379,000. We also know earlier this year there was a 3 bedroom conversion that had been listed and was sold without a broker for $578,000.
With the exception of one floor plan that might sell at a lower price, the 1 Bedroom homes have passed the $200,000 list and sale price! 2 Bedroom homes look to be consistent with prices in the mid to upper $300,000 range.
Due to scheduling conflicts, my LA buyer was not able to attend his closing on this fabulous Viewpoint Midtown Atlanta condo! But he’s still one happy, happy Buyer!
He’ll enjoy the Million Dollar views from the expansive wall of windows, superb amenities from a roof top garden (which you can see from the living room windows) to a resort-style pool and outdoor living areas and countless restaurants just steps outside his door!

December, 2012 was a “five for five” month. There were five Active listings, two Under Contract and three homes sold!
Of those Five Active Listings, there were four 1-bedroom homes ranging in list price from $189,000-239,000.
There was one 2-bedroom home listed at $329,900.
Three homes were Under Contract, with 1 bedrooms ranging from $154-224,000 and a two bedroom at $338,000.
Homes Sold in December included a 1 bedroom +den at $235,000 and a 2 bedroom home at $342,500.
