Midtown Atlanta Condos For Sale Under $250,000

Once upon a time, in a real estate market far, far away, I used to write about condos For Sale under $100,000. Times and prices in Midtown Atlanta, they have changed. And along comes Midtown Atlanta Condos For Sale Under $250,000!!

Midtown condo buildings that once had one-bedrooms for sale at $50-60,000 are now selling for $125,000. High-rise 2 bedrooms that could be had for $191,000 in 2010 sold in 2013 for $305,000 and are now pushing $350,000. (The  $191,000 example originally sold for over $300,000!)

I’m always asked about future value when a Buyer is looking to buy a condo. Of course, I don’t have a crystal ball! (And if somebody DID have one we would not have gone through what we did in 2009-2010 as you can see in the prices above.) Probably the big elephant in the room is future construction. There are numerous apartment buildings that are either recently opened, under construction or proposed! If, and when any of these buildings would make a conversion from apartments to condominiums (and how many of them at the same time…a distinct possibility) could have an impact on resale values of the condo you purchase. Then again, if the prices in these new buildings are significantly higher (and all indications are that they would be) then your values will hopefully be equal or better than what you paid.

But the key point here is, prices are NOT going down. In fact, the Midtown condo market is on fire, and homes that are priced right move quickly. Sellers are trying to push the envelope and ask higher prices, but the final price, unfortunately is going to be determined by what the condo will appraise for, and what your lender is going to be willing to loan for.

When you see a 2 bedroom sold on the 18th floor for $325,000, and a new listing on the 14th floor for $370,000, you have to wonder what the Seller may be thinking? I’m certainly going to be questioning whether that new listing will appraise anywhere close to the list price!

Metropolis Midtown Condos For SaleI’ve been selling Midtown Atlanta condos since 2004. Not only does that mean I have a pretty healthy knowledge of the Midtown real estate market, I’ve seen almost every condo building that exists be built from the ground up. (high rise buildings that is….)

Metropolis Midtown Atlanta was the starter for the condo building years that followed up to 2008-2009. The two towers originally started out as one being apartments and one for condos. The dramatic response of the market to this new Midtown Atlanta living option had the apartment portion converted to condominiums and it sold equally as fast. 

Like a car with a new paint job, Metropolis Midtown Atlanta has undergone some impressive renovations (all of which were very much needed) that included a completely remodeled Club Room and most recently, all new hallways throughout the building and the resident secured lobbies on the main floor.

The results are, well….impressive like we said. I’ve included both before and after photos so you can see what has happened and how great this Midtown Atlanta Condo building now shines! 

Consisting of 498 one and two bedroom condominiums in two towers, Metropolis Midtown Atlanta also boasts 40,000 sq. ft. of retail space on the street level and an 820 car parking deck. Current retail tenants include Taco Mac, Orange Therapy Fitness,  Jimmy John’s and a UPS Store. The large corner restaurant, La Tagliatella just closed in the past few weeks, so it will be interesting to see who may occupy this prime Peachtree Street Corner! 

Metropolis Midtown Atlanta

When looking at one bedroom homes in Metropolis, you have to carefully study photographs and the listing information. When the building was built, the developer, Novare Group, did numerous floor plans in a studio-type style whereby there is no 3/4 or full wall separating the bedroom from the living room area. Depending on how the floor plan is, you can be creative in adding in some type of wall to break the space up. 

Metropolis Midtown Atlanta PoolThe renovated club room offers seating areas, Internet stations and a lounge area for watching TV. The club room does not feature a separate movie room like the later Novare Sisters, Spire Midtown and Viewpoint Midtown. Nothing wrong with this feature…just depends on how much/often you would want or use the movie room! 

The 7th Floor amenity area (which includes the Club Room, Fitness Center and Pool) are like an oasis in the sky. A great place to unwind in the evening or catch some rays poolside! Speaking of Fitness Center…this one is quite remarkable in size and equipment! You can plan to toss that gym membership expense for sure! 

Metropolis Midtown Atlanta started Midtown condo living in 2002 and it continues to provide an great community to call home in 2014!

Atlanta Home Prices Higher, But Fewer For Sale

Atlanta home prices ARE on the rise…..But there are fewer homes for sale. In some Midtown Atlanta condo buildings, there may be as little as one or two homes for sale….and in some cases there is NOTHING listed for sale!

So, if you see homes listed for more than the recent comps, that would be because the prices are on the way up.

Perfect case in point…we listed this stunning 2 bedroom home at MidCity Lofts on December 11th, 2013. It was Under Contract on January 2, 2014 and closed on February 20, 2014.

So, what does that mean to the Midtown Atlanta condo Seller AND Buyer? Simply put, priced right, your home will sell!

One of the biggest challenges we face when discussing marketing strategy and our marketing plan with potential sellers is….PRICE! Of course, every Seller wants the most money that can get for their condo or house. But by pricing your home to high, you are either chasing off potential Buyers who’s savvy agent knows the home is overpriced and does not bother to show it, or you my languish on the market and miss those critical first week to 10 days worth of showings.

Certainly, every selling situation is different. Prices in Midtown Atlanta condominium buildings can vary greatly. Perhaps another Seller had done some modifications to make their home different than others. Location (floor) and view can be another huge factor in your selling price. And there can be specific floor plans that can be harder to sell than others.

Will 14th Street Midtown Atlanta Triple Tower Project Happen?

New building announcements are flying around Midtown Atlanta! Most all of them are exciting, but….the big question always is, Will they really happen?

A new 14th Street Triple Tower project has been proposed by a group of New York developers. And this is no small project! Located on 14th Street, the project would be developed on the site that was once to be the new Atlanta Symphony Hall. (You probably have driven up and down 14th Street and hardly noticed this little 3-4 acre site behind the Symphony Building ( a.k.a 1180 Peachtree) and across 14th Street from The Four Seasons Hotel.

14th Street Symphony Hall DevelopmentThe development group wants to build  THREE towers — rising 60, 57 and roughly 39 stories — with some 1,300 apartments, ( we can hope they would be condominiums) 340 hotels rooms and 90,000 feet of shops and restaurants. as you can see from the initial design, the towers will be rather lack-luster at the street level, but then the upper floors take on a curve up to the flat rooftop. Somewhat creative….if perhaps they started the twist about a third of they way up one, or all of the buildings!

 

We have experience of buildings being proposed, and then never happening. Two additional towers at Viewpoint Midtown that did not materialize (although Novare Group has just completed SkyHouse South on the site.) Trump Towers. One Museum Place.

If all three towers were built, the projected completion date is 2020, so it would be some time. Hopefully size matters and the tallest, 60 story tower would claim its place on the Midtown Atlanta skyline first. We’ll keep you updated as we learn more about the project. It is considered a regional impact due to the size, so there are additional approval steps to follow.

Midtown Atlanta Market Report | Viewpoint Midtown | Year End 2013

It’s really no surprise to us that Viewpoint Midtown Atlanta was the #2 Selling condominium community in Midtown Atlanta in 2013!!

In 2013, Viewpoint Midtown had a total of 44 homes sold! This compares to 32 homes sold in 2012.

  • 12 One Bedroom homes sold with an Average Sales Price of $208,662.  The 2012 Average was $195,889.
  • 32 Two Bedroom homes sold with an Average Sales Price of $325,969. The 2012 Average was $305,274.

Viewpoint Midtown is seeing some additional changes in 2014! First off, the new adjacent apartment building, SkyHouse South opened in January. What does this mean for Viewpoint? In particular, those residences that are on the corner directly facing the new building up to the 23-24th floor lost a portion of their view. Secondly, the facade of the first two stories of the building is being renovated to make it more appealing in hopes of drawing retail tenants to the space that has been vacant ever since the building opened. (It would seem that filling retail space was not a priority for the developer, Novare Group.)

And lastly, a new luxury condominium building, Seventh, with just 21 homes is planned to be built on the corner of 7th and Peachtree Streets, where the current Starbucks is located. It will consist of two and three bedroom homes starting at $600,000 and going to over $1M. Coffee people…never fear…Starbucks will be relocated to vacant space in the Viewpoint retail, and will return to the first floor of Seventh once it’s completed.

All these changes, coupled with Viewpoint’s amenity package should keep this a top selling building in 2014!
