Transportation Investment Generating Economic Recovery (TIGER) V grants were announced yesterday for a portion of Atlanta’s proposed Beltline project and a Connecticut rail station.
The city of Atlanta will receive an $10 million grant from the U.S. Department of Transportation (USDOT) to develop 2.5 miles of the Atlanta Beltline in the southwest corridor, according to Atlanta Mayor Kasim Reed.
The grant is a “tremendous step forward” in the Beltline corridor, a former freight-rail line that has been unused for the past 30 years, said Reed in a press release. The project will include construction of shared-use trails, trailheads and access points, and preservation of the future streetcar transit corridor.
“The Atlanta Beltline is one of the most transformative projects ever undertaken in our city’s history,” said Reed.
The TIGER V grant will cover about 42 percent of the project’s $43 million cost.

Having just been in and around Atlanta today conducting real estate business, there is that seven-letter word that comes to mind…traffic.
It’s pretty hard to escape it in Atlanta. A major metropolitan area that has seen absolutely NO transit construction in some 13 years, and hardy any highway construction to help with our long standing love affair with our automobiles. Mind you, that love affair is caused by our urban sprawl and the need to get from Point A to Point B. And not any other options that the car. But could that be about to change?
It was reported in the Atlanta Business Chronicle today that MARTA is planning to extend transit service North, up the Georgia 400 corridor, with as many as 6 additional stations. ( I can hear people in Forsyth County doing the Happy Dance, and others going…there goes our quality of life!)
MARTA would look at using some 11.9 miles of existing right-of-way along GA400 from the existing end of the line North Springs station in Dunwoody all the way to Windward Parkway in Alpharetta. Options range from heavy rail(what the current MARTA system is) to light rail or bus rapid transit.
The project would be the first expansion of the MARTA system since the Sandy Springs and North Springs stations opened in 2000, also on the Georgia 400 corridor.
Can you imagine enjoying the urban, walkable life style of Midtown Atlanta and be able to take a train to work in Alpharetta? Mind you, there will be some transfer involved as I would guess the stations will not be close to ALL the office complexes that have sprung up in that area over the years.
Let’s see what’s announced later next month!

I’ve lived in ATL much longer than I’m going to say, because I’ve never made it to a Tech game….yet!! Maybe THIS is the season to change that??

You may have seen news recently about spicing up one of Atlanta notable features: the Downtown Connector. That’s gotten us thinking: Why stop at lighting the bridges and similar…
As massive as it is, you have to admit, it would be pretty amazing to see a park running right through the middle of Midtown and Downtown Atlanta! True it would be, the land along this stretch that would be the “New Peachtree Peachtree!” Once can imagine, right?

As much as I love, live and sell Midtown Atlanta, there is one thing that we do lack when it comes to the high-rise condominium community.
Creativity.
Our skyline is fairly lacking in anything unusual or dramatic. Sure, we have the Bank of America building and the Symphony Buildings….but what are they? Office buildings. But when the developers announce a new condominium building (or in our current economy it’s all about apartments) what do the buildings look like?
Take the recent addition of Skyhouse Midtown, a highrise residential apartment building. Pretty square…blueish glass we see on many buildings, and oh, we did get a blue round top over the top floor amenities. So now what? Here comes 100 6th Street…and my initial understanding is…a rubber stamp of Skyhouse minus the blue dome roof. How creative!
77 12th Street is another new apartment addition to the Midtown skyline. Again, square box. I’ll just have to presume it’s easier (and far cheaper) to be bland, than be dramatic. I know if I was a developer, and those hundred’s of thousands of cars that pass North and South on the Downtown Connector were looking at the skyline (briefly please, watch the cars more than the skyline….) would you not want to be the developer of the “WOW, look at THAT building?” The Sovereign in Buckhead comes to mind as a building that stands out on the skyline.
And what about amenities? Do we just keep “doing what we are doing” or look to do something different? Do set trends or follow them? I doubt we set many trends in condominium living in Atlanta. But do we even copy, or pay attention to what’s happening in other places?
This post came after I read an article in the New York Times, “Changing Tastes Fuel an Amenities Arms Race.”
“Figuring out how to attract new owners and renters to buildings while still holding onto the imaginations of current residents seems to have reignited the amenities arms race. Not only are landlords and the boards of co-ops and condos tailoring the latest extras to the demographics of their buildings, but they also appear to be doing it on the fly, as tastes change quickly around them.”
Just think. There are some 8-10 apartment buildings under construction or proposed in the Midtown Atlanta area alone. I’m not counting anything in Buckhead, Sandy Springs or beyond….and we know there are being built everywhere.
But are they just another apartment community? Or is there a WOW factor inside some place? (We know it’s not outside in the design!) Is there a “I’ve got to live at xxxx. They have the most amazing xxxx.”
As the doors open on all these new buildings, we shall see. Will Atlanta developers keep up with consumer needs?
