Tyler Perry’s home looks to be as gracious as he is. I’ve actually met Tyler at a wrap party for one of his movies, and used to manage a condo that the studio leased for actors to stay in. (Rumor has it from residents of the building that Janet Jackson was spotted there!….Nah, I’m not telling you where! That’s a no-no!) From the living room, to the kitchen, to the Master Suite…it all looks very livable indeed. And the resort-like infinity pool….well after the heat we’ve seen in Atlanta the past few days…it looks like a mirage in the desert! Amazing!

While the home is listed by Atlanta Fine Homes Sotheby’s International, I’d be delighted to be your Buyer’s Agent in purchasing this one-of-a-kind Atlanta estate. There are some pretty strict showing and financial guidelines to meet before we will be touring the estate..but I didn’t have to tell you that, did I?

Whole Foods Coming To Midtown

Whole Foods Midtown June 16, 2015For those of you in love with the organic grocery that is all over Atlanta, you are going to have one gosh darn close to your Midtown Atlanta condo. But don’t get out the reusable grocery bag just yet.

On June 9th, plans for an “organic grocery store” were presented to the Design Review Committee (DRC) of the Midtown Alliance. While the developer has tried to keep the store name quiet, the Whole Foods name got dropped numerous times. That and the fact that Related executives (the store is to be part of a residential tower being developed by Miami-based The Related Group) appeared before the Development Review Committee with Phillips Partnership, a firm that has designed seven Whole Foods (NADAQ: WFM) stores, including locations in Sandy Springs and Savannah, might be a pretty good indication as to WHO that organic grocery store will be.

Architect Rob French, with Phillips Partnership, presented renderings of the project, which would stand next to a proposed residential tower at 14th and West Peachtree streets. Miami-based The Related Group is the developer.

But as I mentioned earlier, hold on to that grocery bag. It looks like mid-2016 before a ground breaking, and an opening in 2018!!!  Shreek…that is some 2 PLUS years away!

Parkmobile to move headquarters to Midtown Atlanta

1100 Spring Street Midtown AtlantaParkmobile LLC will relocate its corporate headquarters from the Cumberland/Galleria area to Midtown Atlanta’s 1100 Spring Street in October. you might recognize this building tucked between Williams Street/The Downtown Connector and Spring Street. ( I did have to Google Map the address to know exactly which building this was!) It’s primary tenant (and I believe owner of the building) is Selig Enterprises. And you know them for developing such Midtown buildings as Plaza Midtown, 77 12th Street Apartments(and the sister building 60 11th Street–currently under construction) and 1010 Midtown.

North of 14th the New Midtown Hotspot?

33 PEACHTREE PLACE CONSTRUCTION MAY 21, 2015Keeping tabs on what is happening in the neighborhoods where we work is almost MORE than a full time-job! Why? Because there is so much going on!! It’s hard to keep up with all the surrounding areas! I recently drove down a street I’d not been on in awhile, to find an entire section had been cleared and a townhome community was on it’s way. (Ok, admittedly I’d not been on the street in awhile.)

But when it comes to Midtown Atlanta, we do keep the radar on at full power. It seems the Midtown Alliance slipped in a DRC meeting this month that we were not aware of.  And this review was for no small building. And this gives some credit to…

North of 14th the New Midtown Hotspot?

Peachtree and 17th Proposed Building May 21, 0215Peachtree and 17th (as it was labeled at the DRC meeting) appears to be a 35-40 story tower proposed for the corner of 17th and Peachtree Streets. Now, if memory serves me correctly, this is the corner that is owned by Dewberry Capital. So, they have either agreed to sell it, or develop it, although their name is not mentioned in the brief DRC review.

What’s so “game-changing” about this building?  Well, first off the location. If you have watched the cranes of Midtown, you know that the focus of development has been between 5th and 12th Streets. So to see some new plans for the Northern part of Midtown that…well…has a pretty quiet street presence is exciting. Secondly, if in fact this building were to rise in any fashion as to what is indicated in this drawing, it would be seen from quite a distance on either I-75 or I-85 as you headed South into Midtown Atlanta.

The drawing also appears to be a much needed break from the solid green glass towers that are the building of choice of architects and developers. Personally, if I was designing any tower in Midtown, I’d want it to be a “Holy Cow, Wow, What is that?” kinda building.

This was just the first pass of this proposed development. So, we will be keeping an eye on it. But with the growing trend of companies looking to be in Midtown Atlanta and close to the walkability of the area as well as the talent pool of Georgia Tech, this my not be to far off in the future.

On another note for North of 14th the New Hotspot…on the map below, you’ll see an arrow pointing to the green space, 17th and Peachtree. The second arrow is the almost 8 acre site owned by MetLife that could be another killer location for an urban corporate campus. We’ve got our eye on this one too!

And yes, you look around and new sound stages and/or studios are going up everywhere. And there is good reason to think this will be an industry that will be around for some time to come.

Five Reasons Why Film Is Here To Stay in Georgia

I just read this article this morning online in the Southern Political Report Magazine. I’m sharing the link with you for you to read the entire article.

But in summary:

  1. Georgia has one of the best film incentive programs in the country by several measures.
  2. Not only does Georgia have a strong incentive program, but it is well known in the film industry as being stable.
  3. Studios and related businesses are being constructed, moving from other states or expanding.
  4. Georgia is one of only two states (New Mexico is the other) that have developed a statewide centralized a crew training program in its higher education system.
  5. Georgia has a number of indigenous features that make it attractive for film production.

We are delighted to help the many people moving here. With the diverse location of studios (Pinewood Atlanta in Fayette County, Eagle Rock and Atlanta Media Campus in Gwinnett, Mailing Avenue and Tyler Perry Studios in Atlanta…and the list really does go on…..) many of our clients have found the central location of Midtown or Buckhead as the place to live. Having easy access to The Downtown Connector (I-75/85) and GA400 make it easy to get to and from any set or studio in the metro Atlanta area. Additionally, the access to MARTA in Midtown makes getting in and out of the city with access to Hartsfield Jackson International Airport easy for many of these people that can be on tight schedules.
