Midtown Atlanta Market Report | Viewpoint Midtown Atlanta, January 2012

Viewpoint Midtown Atlanta, probably one of the most successful and popular Midtown Atlanta condominium buildings has SOLD OUT! So now all future sales will be resales.

Built by Novare, Viewpoint Midtown Atlanta is a cousin to Spire Midtown and Metropolis Midtown, as well as Realm Buckhead and Eclipse Buckhead and Twelve Atlantic Station. But, you’d probably have to call her the First Cousin, even though she came last. From her lobby to the amazing 11th/12 Floor amenties, this is one great condo community.

For January, 2012, there are currently 9 Active Listings. 5 two-bedroom homes have an Average List Price of $308,580 and 4 one bedroom homes have an average list price of $175,175. There are 3 homes Under Contract. 2 of these are non-distressed sales with an average price of $267,400 and one home Pending Lender Approval (short sale) is at $205,000. Incredible One-Of-A-Kind Midtown Atlanta Rental

Day before yesterday, I had the opportunity to show a rental condominium in the Biltmore House Condominiums. Originally built as the Atlanta Biltmore Hotel in 1924, the building is now divided into the condominiums on one end, and the remainder of the building is office space.

I looked into the one original ballroom…..I could almost see the dresses of the 20’s and 30’s in that room! So unique with the levels and the lighting and the ceiling!

But back to my original reason for being at the Biltmore House Condominiums…was to show this 2-bedroom, THREE story unit on the top floor. It’s so unique, it was a bit hard to capture in pictures, but the listing information below does have numerous photos. But, how would you like this for a view out your Penthouse Master bedroom?

This home is available now for immediate lease. Placing furniture would be a REAL challenge due to the upper levels being accessed by a circular staircase…so the owner will leave any and all furntiure in the home, including a complete master bedroom suite and flat screen tv. Midtown Atlanta Market Report | Cornerstone Village December, 2011

In our Midtown Atlanta Market Report for Cornerstone Village, we see an interesting trend. Well at least for Cornerstone Village. Earlier in the year, homes were selling for as low as $64,900! More recent sales have pushed the $90,000 mark. In real estate, the big question is always, “have we hit the bottom yet?” Cornerstone Village very well may have done that, and already be on the rebound. Of course if more foreclosures or short sales occur, this trend could easily change.

Cornerstone Village consists of 4 different buildings, and at one point the the two older buildings (800 and The Manor House) commanded higher selling prices. I would suspect that as the market changes and improves, this will again be true. So, if you can find a great floor plan in either of these buildings and at a great price, it could be a wise investment.

Let’s take a look at the Market Report for Cornerstone Village.

Currently, the homes For Sale at Cornerstone Village range in price from $60,000 to $265,000. There is only one home under $100,000! I would be concerned that any of the other 1 bedroom homes will appraise at or near their list prices. 5 Homes sold in December, 2011 had an average sales price of $120,000, but 3 of those homes were well under $100,000. The listings that are currently Under Contract range from $63,000 to $73,000.

This would make it look like the market has bottomed out for Cornerstone Village, but with the lower average sales prices that has occured, it’s going to an uphill battle to appraise the current listings close to their list prices.

Midtown Atlanta Market Report | Spire Midtown Atlanta December 2011

The Midtown Atlanta Market Report for Spire Midtown shows quite a shift in the Midtown Atlanta condo market. Just a couple years ago, you would of seen 20-30 listings in this building. Now, current inventory is only 11 homes For Sale, and only 3 sales were completed in December, 2011. Of the 11 listings, only two are listed as Short Sales. However, past sales in the building have been lower due to foreclosure and short sales, so there might be appraisal issues on those homes that are not distressed sales. Sales since August, 2011 have been below $120,000 for a couple of the homes.

Spire Midtown is still one of the most popular buildings to live in. When showing in the building, residents you speak to on the elevator, in the lobby or club room are always upbeat and positive about the community.

Midtown Atlanta Condominiums | Installing Lighting Under Your Kitchen Cabinets

I’ve seen many a Midtown Atlanta Condominium in my days as a real estate agent focusing on the Midtown Atlanta market. Most new condominiums are limited on how “tricked out” you can get them from the developer. If your home was brand new, you most customizing you might have been able to do was installing hardwood floors throughout the entire condo, and/or custom closets. Everything else was pretty much standard. Lighting under your kitchen cabinets was NOT an option.

It was not like buying a car where you can pick all kinds of options!

Whether you are considering selling your Midtown Atlanta condo, or just want to make a simple improvement YOU can enjoy, consider installing lighting under your kitchen cabinets. It will add a unique feature to your home that you won’t find in other homes, and will add a special touch and feature to your kitchen.

There are very simple kits to do this project that don’t require special skills and use an existing open plug in you don’t use…behind your refrigerator! It’s a simple project for a rainy Saturday or Sunday, but you’ll have years of enjoyment.

Midtown Atlanta Market Report | Plaza Midtown Atlanta December, 2011

Plaza Midtown Atlanta was built in 2006 on a vacant block of West Peachtree and Spring Streets. The building is known for having a Publix Market (the first of it’s kind) located on the main level of the building. In fact, residents of both Towers have elevator buttons that say “Publix” on them. The elevator delivers you to the garage level, and you can walk right into the grocery store without ever leaving the building. How cool is that! Plaza Midtown Atlanta also offers several restaurants, tanning salon and clothing stores.

Unlike a year or two ago when there were as many as 15-20 homes on the market in Plaza Midtown, the inventory is greatly reduced! Buyers looking to find a home in Plaza Midtown should be prepared with a pre-approved loan and be ready to jump on writing a contract when one comes on the market.
