You might think that living in a condominium limits your creativity when it comes to remodeling or making changes. Nothing could be further from the truth. What MAY limit you is your pocketbook, or your imagination.
Mind you, remodeling in a condominium is much different than living in a single family home. In a house, it’s all yours. You don’t share walls, or have pipes from other peoples homes passing through the walls of your house. But in a condo, you do. But that should not stop you from thinking about changes you could make. You just have to follow more of a process.
But if you need to start coming up with some ideas, and you have not yet found Houzz..…let me be the first to introduce you!
This awesome site is jam packed with all kinds of ideas for every room in your condo…from the kitchen to the closets! You will find all kinds of neat ideas here.
And you can do minor, or you can do major….just depends. You want to keep the cost in mind in comparison to how long you have, or will be living in your condo. If you think you will be selling soon, don’t pump a ton of money into something you won’t get a return on. but some minor things you CAN do to a Midtown Atlanta condo are also easy. My first suggestion to any of my Buyers is change out the kitchen back splash. If you buy in an older building, adding tile to the kitchen and bath floors could be a nice change. Also, although more pricey, is a shower/tub surround re-tile.
Whatever your plans, or ideas, you’ll get a great start at Houzz!

You will not want to miss this opportunity for a true loft-feel condominium in the historic building of Cornerstone Village. The current owners stripped the concrete floors of black paint and it has a great industrial-feel to the condo! Not to mention the exposed brick wall!
A wall of windows greets you and gives you some beautiful Midtown vistas! Upgrades to the home include stainless steel baseboards, and unique adjustable kitchen shelving that adds to the loft look.
Two full bedrooms and 2 full baths! Lots of recessed lighting, granite counters and new appliances all await you in this beautiful Midtown condominium!
Attention GATech Parents! Here’s that great place you’ve been looking for close to the GATech campus! Perfect for room mates!

Buyer’s Beware! The dynamics of the real estate market have changed in many cities and neighborhoods….and Midtown Atlanta is no exception! While as a Buyer, you need to make an educated decision on the home or condo you buy, you need to be READY to make that decision.
Being READY to make that decision involves several things.
Such, comes the saying, “If you sleep ON it, You may not sleep IN it.” Taking to long to make a decision, or make that offer, could either put you in a multiple bid situation where you will be competing with another buyer, or 2 or 3 with your offer. Or, the Seller may have already accepted another offer.
As you step into the “real estate ring” make sure you have been working out and are ready.

As we look at the Market Report for 1010 Midtown, keep in mind that in a new construction development, not every single available home may be listed in the MLS. So our report is based on what the MLS is reporting.
ACTIVE LISTINGS (28) (UP 8 listings from January’s Report….interesting??)
PENDING LISTINGS (UNDER CONTRACT) (7)
SOLD (6)
2012 SALES ACTIVITY COMPARISON
A special note on 1010 Midtown Atlanta….since they have “the tiger by the tail” in being the last new construction, prices are much higher in this building than any other building in Midtown Atlanta. As such, they recently even raised some prices on selected homes.

If you don’t live in Midtown Atlanta, you might not think of it as anything more than a bunch of high rise buildings. But, there is a vibrant community of people that not only work in Midtown, but LIVE in Midtown Atlanta! You need to meet the people that live here (or around you if you already live there) and one way to do that is the Midtown Neighbors’ Association Community Leaders Social!
This event is one of the monthly Mingle in Midtown social events that MNA hosts, but this one has a special twist. On May 15th, from 6-8:30pm, you also have the opportunity to meet your Community Leaders, such as police, fire and Atlanta City Council. Who know’s maybe the Mayor will pass by….it is an election year after all!
Midtown Neighbors’ Association Community Leaders Social will take place on Wednesday, May 15th from 6-8:30pm at the NEW location of Cafe Intermezzo, located at the corner of 11th and Peachtree Streets, next to the Loews’ Midtown Atlanta Hotel!
Come on out, meet your neighbors, your community leaders and enjoy some cocktails and conversation! I look forward to seeing you there!!
