Park Central Condominiums are located on Juniper and 13th Streets. This Midtown Atlanta condominium building has a great location, convenient to Piedmont Park, Colony Square and the Woodruff Arts Center.
Park Central is also one of only TWO Midtown Atlanta condominium buildings that boasts and INDOOR and outdoor pool! So during this tough winter, if you were a swimmer you were in luck here!
For the year ending, 2013, Park Central was #3 in the Top Ten Selling Midtown Atlanta Condos!
In 2013, Park Central had a total of 43 homes sold. This compares to just 29 homes in 2012!
Park Central also offers its residents an expansive fitness center, club room and a rooftop sunning area along with outdoor grills at the pool. There is guest parking available in the building garage, which in this area, close to Piedmont Park and additional condo and apartment buildings is a real PLUS!
A side note about this building and the future. The west facing homes (overlooking Juniper Street) also overlook a vacant city block. The developers of 12th and Midtown have just announced the next phase of their development, and it will be a 50 story building on this block! So the current views from these homes will be greatly impacted in the next couple years.

New building announcements are flying around Midtown Atlanta! Most all of them are exciting, but….the big question always is, Will they really happen?
A new 14th Street Triple Tower project has been proposed by a group of New York developers. And this is no small project! Located on 14th Street, the project would be developed on the site that was once to be the new Atlanta Symphony Hall. (You probably have driven up and down 14th Street and hardly noticed this little 3-4 acre site behind the Symphony Building ( a.k.a 1180 Peachtree) and across 14th Street from The Four Seasons Hotel.
The development group wants to build THREE towers — rising 60, 57 and roughly 39 stories — with some 1,300 apartments, ( we can hope they would be condominiums) 340 hotels rooms and 90,000 feet of shops and restaurants. as you can see from the initial design, the towers will be rather lack-luster at the street level, but then the upper floors take on a curve up to the flat rooftop. Somewhat creative….if perhaps they started the twist about a third of they way up one, or all of the buildings!
We have experience of buildings being proposed, and then never happening. Two additional towers at Viewpoint Midtown that did not materialize (although Novare Group has just completed SkyHouse South on the site.) Trump Towers. One Museum Place.
If all three towers were built, the projected completion date is 2020, so it would be some time. Hopefully size matters and the tallest, 60 story tower would claim its place on the Midtown Atlanta skyline first. We’ll keep you updated as we learn more about the project. It is considered a regional impact due to the size, so there are additional approval steps to follow.

I would not want to make a statement that the Midtown Atlanta real estate market is “on fire,” but…..it is pretty hot!
Now that we have no new construction condominiums to sell, it is all re-sales. Meaning these condos are owned by…YOU! So, if you are considering making a move, and selling your Midtown Atlanta condo, there will be some demand for your home!
Well, unless you make one of these mistakes….

Overpricing Your Home!
When I represent Sellers, I completely understand you want to get the most you possibly can for your Midtown Atlanta condo. But by overpricing it, you will actually drive potential Buyers AWAY from your home. Listen to me and what the market is saying when we price your condo.
Showing Availability
Yes, we all understand you still need to keep living. But, by making it difficult to show your condo, you could lose important showings. If an agent is working with a Buyer and your condo just came on the market, you want that Buyer there. Saying you need 24 hour notice because of Fido….hmmmm. Why not consider doggie day care for the first few days your home is on the market. That is when you will see the most traffic, and making the showing easy is the way to SELL!
De-Clutter and Store IT!
A condo can often times have limited storage space. And if it’s packed to the gills with YOUR stuff, the Buyer can’t see how THEIR stuff will fit, or they may even think, WOW, my stuff WON’T fit in here. We are sliding into Spring and warmer weather….pack up those sweaters!
What’s THAT smell?
Whether it’s the litter box or that Chinese take out….smells don’t sell! Make sure you’ve disposed of the take-out boxes, or cleaned the litter box!
If you WANT top dollar for your Midtown Atlanta condo, don’t make it a “project” for the Buyer. Be it the ice maker or the toilet is running, having your condo in tip-top shape will get that offer you want! And quicker too!
Negotiate!
Yes, I know you LOVE that washer and dryer. But maybe that should be the “ace up your sleeve” when you are negotiating an offer. Maybe by offering to leave it, you may just close the Buyer. Be ready to negotiate on closing costs, a home warranty or the due diligence time period. Make it a win-win for everyone!

It’s really no surprise to us that Viewpoint Midtown Atlanta was the #2 Selling condominium community in Midtown Atlanta in 2013!!
In 2013, Viewpoint Midtown had a total of 44 homes sold! This compares to 32 homes sold in 2012.
Viewpoint Midtown is seeing some additional changes in 2014! First off, the new adjacent apartment building, SkyHouse South opened in January. What does this mean for Viewpoint? In particular, those residences that are on the corner directly facing the new building up to the 23-24th floor lost a portion of their view. Secondly, the facade of the first two stories of the building is being renovated to make it more appealing in hopes of drawing retail tenants to the space that has been vacant ever since the building opened. (It would seem that filling retail space was not a priority for the developer, Novare Group.)
And lastly, a new luxury condominium building, Seventh, with just 21 homes is planned to be built on the corner of 7th and Peachtree Streets, where the current Starbucks is located. It will consist of two and three bedroom homes starting at $600,000 and going to over $1M. Coffee people…never fear…Starbucks will be relocated to vacant space in the Viewpoint retail, and will return to the first floor of Seventh once it’s completed.
All these changes, coupled with Viewpoint’s amenity package should keep this a top selling building in 2014!

WOW! Take a look at the calendar, and in a bit more than 30 days, the First Quarter of 2014 will already be gone! Yikes! But, it’s never to late to take a look back when it comes to real estate. Where have we been, and perhaps…where are we going?
As we completed our review of the top selling Midtown Atlanta condominium buildings, Spire Midtown Atlanta held the #5 slot for top selling buildings. (Spire was #4 in 2012 and we’ll compare the numbers in a moment.)
In 2013, Spire saw total sales of 33 homes. There were 16 One-bedrooms, 16 Two Bedrooms (what are the chances of that!) and one Three Bedroom sold. The average Sales price of a 1-bedroom was $175,181. In 2012, it was $152,536.
The Average Sales price of a 2-bedroom was $324,806 in 2013 compared to $ 311,633 in 2012.
So we saw a pretty dramatic increase in the one bedroom sales price compared to two bedrooms. And this trend is continuing for 2014 as a couple one bedroom sales have passed the $200,000 sales price.
Spire Midtown Atlanta is still a very popular choice among Midtown Atlanta condo buyers. The building has just recently completed a renovation of the main lobby and club room. I suspect we will see the residential corridors in the not to distant future.
