Condominium Living. Know thy Neighbor…or Not?

One of the things I love most about my blogging is that I don’t want to (or I guess HAVE to) always write about real estate. I know the general public is usually looking for two things when they visit my site, or any real estate site. Access to listings of homes For Sale or For Rent and market information like what’s selling, what’s not, etc. But there are all sorts of other things to consider when you purchase a home or condo.

Midtown Atlanta Condominium NeighborsTake Condominium Living. Do you Know thy Neighbor….or Not? Living in a condominium gives one quite a sense of individuality and privacy. It’s pretty easy to come and go, un-noticed by your neighbors. Heck, we all have different types of jobs, work hours, etc. Unless your TV or stereo are cranked a bit to loud, you never really know if your neighbor is home or not, right? If you live in a single family neighborhood, the same can also be true (if you hunker down in your house and close the blinds) but it is pretty easy to see a car come and go out of the driveway or see lights on at night. Such is not the case in a condo building.

In my time living in my condo, I only met 4 of the 18 residents on my floor (there were 18 homes per floor) and one of those was a client and I sold them the condo.  And I’m a pretty outgoing kinda person! So, is this a good thing or a bad thing, Know thy neighbor?

This post is inspired by a story that appeared this week about an arrest made in a developer-owned vacant condo last week. First off, let me just say it was NOT in Midtown or Buckhead, two of the primary areas I serve and cover on this site. But, it raises the question of knowing who your neighbors are. In this case, if you live in a community that is not yet sold out, do you know which homes ARE still vacant? In a condominium building, with security and a 24-hour concierge, the chances of this are rather remote. I’m not familar with the community where this happened, but I do know it was gated and had security.

By knowing who your neighbors are, you can report suspicous activity, or if there is a problem, like noise for example, it’s much easier to knock on a door knowing who lives there and having a conversation with them. I recall another condo I lived in. It was a brand new building and we had not moved in yet. We visited one day and our neighbor had the music SO loud you could hardly even be INSIDE of our own home. We had yet to meet, but we quickly did, which lead to a big apology (he knew that no one else had moved in on that end of the hallway) but we never heard his music again, ever).

Maybe your neighbors are just private people, and don’t want to intract with their neighbors. Social events in my building are ALWAYS attended by the same people…it often makes we wonder where all the other people are. But at least if you know who is coming and going, you have a better sense of what is going on around you.

Condominium Progressive Drink PartyAnd for those that DO live in a single family neighborhood, perhaps your neighbors are private people. Maybe you offered up that welcoming plate of cookies and that was all you’ve ever heard from them since. But you can still recognize the car they drive so if you suddenly see totally different cars, you might take notice. Of course, they could of bought a new car but you know what I mean.

In Condominium Living, knowing thy neighbor is not always possible, but it can certainly help break the ice, make your floor an even more enjoyable place to live (think progressive dinner or drink party!) and also give you piece of mind.

Selling Your Intown Atlanta Condo

Intown Atlanta Condo For SaleSo you’ve decided it’s time to move on or upward and sell your Intown Atlanta condo? Well, just as buying it was a major decision, so too is the marketing of your home. You want to make sure you highlight all the features and benefits of BOTH your individual home, as well as the building or community where it is located.

Remember, probably some 80% or more of home buyers are going to start their search process using the Internet. So, how your Intown Atlanta condo is marketed on-line should be a top priority for you. You want to be sure you choose a real estate agent that not only knows your community, but know how to effectively market your home on-line.

Next, we need to get your home to shine! Let’s look at some other things we need to consider.

Building or Community

Why did YOU buy in this particular building? Was it for a view? Amenities? Security? Price?  As is often said in real estate, “there is a Buyer for every home.” We just need to know which ones we are looking for!  If you live in a high rise building or a smaller, historic building, we will want to highlight the unique benefits and features of each.

Size Does Matter, Right?

Well, you may have experienced the same thing when you purchased your Intown Atlanta condo. But now that you have lived there for some time, you’ve learned some tricks, shall we say, of how to make the most of the space you have.  While a new Buyer will need to learn about the amount of space you get in various buildings and with different floor plans, you may have already added some unique features in your home that we can highlight. Perhaps built-in book cases, or closet systems would be a couple examples. Now we need to focus on selling your Intown Atlanta Condo.

The Condition of YOUR Home

Ah yes, this is where we really have to focus to make your home stand out amongst the competition. Remember, your competition can be other buildings, not just homes in your building. So, let’s look at some important things you can do.

  •  Paint. One of the least expensive things you can do that can dramatically increase the appearance and interest in your condo. Maybe you never painted from the original colors the developer used. Or, you added some “unique” colors to your taste that may not appeal to others. Over time, you may have bumped walls, or a piece of furniture may have rubbed against a wall. Fresh paint will not only take care of these imperfections, it will make your home feel like new.
  • Packing your Intown Atlanta Condo For SaleStorage. Face it. It was probably a challenge for you when you first moved in and tried to figure out where to put your comic book collection or the 20 pairs of tennis shoes and 30 pairs of jeans you have! You know what I’m sayin’! Well, you don’t want a prospective Buyer to look in kitchen cabinets or closets and not be able to see past what all you’ve got. So, it’s time to start packing BEFORE you move! If you have not used it or worn it in 6 months, it might be time for a donation. But if you simply can’t part with all those shoes,  jeans or comic books, then we need to sort and store. Determine which you can work with over the next 30-90 days, and pack the rest. Make arrangements for a storage space in one of the local storage rental locations, or if you have family or friends that have a home with storage space, work a deal with them.
  • Cleaning.  Well, it seems obvious, but then again. And I’m not just referring to dusting the furniture and wiping the kitchen counters. First, there is a deep clean. Move that couch and capture those dust bunnies!  Clean the oven and refrigerator. I’m telling you…Buyers will open the oven, the fridge, your closets and drawers! They want to see the space and what’s available. And we want to show them the best.
  • Wash The Windows! Now, in some buildings, this may not be an option for you. But if you have a balcony with a sliding door, you have access to (and it’s actually your responsibility) to wash the windows. (Glass that is not accessible to you has to be cleaned by your home owners association) But when that potential Buyer walks in and looks out those windows…let the Sun Shine In!  It truly can make a huge difference!

Home Depot Founder Arthur Blank Sells Buckhead Mansion

Arthur Blank Buckhead MansionShe was a beauty! But I guess she has some pretty proud new owners!

As reported in the AJC, and according the the FMLS Sold Report, the home sold for about $3.8 million. The listing showed an original list price of $4.9 million. And as the AJC story says, Blank paid about that for the home when he purchased it in 1993 for $3.3 million.

I’m going to guess the original description on the listing service was scaled back…as it is pretty lackluster for a multi-million dollar home.

I might add that Mr. Blank is building an impressive home (we don’t call them mansions in Montana) south of Livingston, Montana in Paradise Valley. Mr. Blank also purchased a neighborhood drive-in restaurant, called The Pop Stand,  because he liked the food. (Be sure to click on the link…that is one amazing website for a little drive-in restaurant in Montana!)

Atlanta Included Among Top 10 Cities For Young Adults

Midtown Atlanta Real Estate Thomas Ramon RealtyOk. You’ve toiled and troubled and now you’ve got that college degree. No more checks from Mom and Dad….this is the REAL world now. So, you want to go where they is a job of course, but you still want to enjoy life, right? After all you are in your 20’s and have the world in front of you.

Well, then take a look at the recently released list of  Top Ten Cities For Young Adults from Kiplinger.com. How does such a list come about and what was considered? Theylooked for cities with high starting salaries for college grads (sweet!), using data from Payscale.com.; a cost-of-living score near or below 100, the national average,  and affordable monthly rents. And perhaps the most important to the 20-somethings….cities where the percentage of residents ages 20 to 29 is near or above the average of 13.8%.

And the Top 10 Cities For Young Adults are….

  • Cincinnati, Ohio
  • Seattle, Washington
  • Baton Rouge, Louisiana
  • Minneapolis, Minnesota
  • Washington, D.C.
  • Colorado Springs, Colorado
  • Chicago, Illinois
  • Madison, Wisconsin
  • Atlanta, Georgia
  • New York City

Ok, Ok…I hear you already saying Chicago, NYC and D.C.? You must be kidding. (I kinda thought the same thing to be honest!) But I think you always need to look at survey’s like this and realize they are taking lots of averages of things to come up with their numbers.

InTown Atlanta Night LifeTake Atlanta as an example….they list the average monthly rent at $897. I’m here to tell you that you won’t be paying that in Midtown Atlanta for rent! Now, if you are willing to head OTP (Outside The Perimeter) your chances will greatly improve on that number.

But the importat point here is this…Atlanta got ranked with some pretty rockin’ cities, don’t you think? And while I am NOT a 20-something, I can tell you that Atlanta has some fun place to hang out, like Midtown Atlanta, Little Five Points and Virginia Highlands. I pretty happy to be part of the Top 10 Cities For Young Adults!
