The Midtown Atlanta Market Report for Tuscany Condominiums for August, 2012 shows an interesting “balance” of inventory. There are 5 Active Listings, 3 Under Contract, and 4 Solds for August.
Of the current listings in Tuscany Condominiums Midtown Atlanta, they are broken down as follows:
The Sold homes are all 1 bedrooms ranging in price from $109,000 – $115,000. (So the $199,000 might have challenge selling!)
In August, 2011, there was only ONE sale in Tuscany Midtown Atlanta and it was a 2 Bedroom at $185,000.
Tuscany Midtown Atlanta condominiums represent a good value for the Midtown Atlanta condo buyer that does not want to be in a high-rise building, and is looking for a lower priced home. It is good to remember that most homes will not have upgrades like granite and stainless appliances unless the previous owner made these changes to the home. When this community came on line, these were not features that were always offered in a building.
Tuscany Midtown Atlanta would make a good alternative to GATech parents looking for a condo for their kids to live in while they are going to school. But, it’s not as convenient to campus as other buildings. However, students can walk down 10th Street or Peachtree Place and be at the Midtown MARTA station (where the TECH Trolley stops) in about 4 blocks.

I suspect they would not be upset to get ANY unused drugs off the streets of Atlanta! Make a day of it….drop of those old prescriptions, and then take in some shopping at Perimeter Mall and grab some lunch! What a way to spend a day and keep some bad stuff off the streets!
Midtown and area residents can drop off unwanted prescription pills at the Atlanta Police Department Zone 5 precinct located at 200 Spring Street.
The Dunwoody Police Department is teaming up with the Drug Enforcement Agency (DEA) to conduct another National Prescription Drug Take Back event. This is a prescription drug take-back program where the public can dispose of expired, unused and unwanted prescription drugs or over-the-counter medications to keep them out of the wrong hands.
“We are pleased at the response of the American people once again, and we thank them for participating and contributing to the battle against prescription drug abuse,” said DEA Administrator Michele M. Leonhart, who added that 4,268 agencies participated with DEA nationwide in Saturday’s event. “While a uniform system for prescription drug disposal is being finalized, we will continue to sponsor these important take-back opportunities as a service to our communities. Our take-back events highlight the problems related to prescription drug abuse and give our citizens an opportunity to contribute to the solution. These events are only made possible through the dedicated work and commitment of our state, federal, local, and tribal partners and DEA thanks each and every one of them for their efforts on behalf of the American people.”
On Saturday, September 29th, we invite Dunwoody resident’s to bring their unwanted medication to the front lobby of our police department from 10AM-2PM, 41 Perimeter Center East, Suite 100. We cannot accept needles/sharps, syringes with needles, thermometers, IV bags, bloody or infectious waste, personal care products, empty containers, inhalers, medical equipment and hydrogen peroxide.
Operation Pill Drop offers the public a free and convenient option for disposing of their prescription and over-the-counter medications to protect their families and the environment.
Citizens have responded well towards the effort of trying to keep these expired drugs out of the hands of children and out of our water system. The Dunwoody Police would like to thank all of the citizens who have participated in and supported this effort.

Among many folks who fixate on big-name northeastern liberal-arts schools, the Georgia Institute of Technology flies under the reputational radar. Even its president, G.P. Peterson, goes by the unassuming, guy-next-door nickname of “Bud.” But based on our Payback Score, the school deserves a higher profile — and some bragging rights. After all, it’s offering the best academic deal in America.
Recent Georgia Tech grads earn $59,000, or a stellar 67% of what they paid in tuition. Grads in their 30s average $102,000 a year, more than three times their 1990s tuition tab. Peterson says those imposing scores are no accident. Virtually all of Georgia Tech’s students are focused on science-oriented disciplines, including engineering and computer and software design. Those, of course, are the kinds of fields where the prospects and opportunities have remained strong even in this shaky economy. And then there’s the school’s status as a public university, which gives it access to taxpayer funds that have subsidized the cost of attendance, especially for in-state students. “We’re in a fortunate position,” says Peterson.

When you are a real estate professional, you, eat, sleep and breath real estate. It’s your life. It’s not like the corporate world where at 5pm, you turn out the lights, head out the door and don’t think about your job till tomorrow at 8:30 when you turn the lights back on. Real estate for me is 7 days a week. As part of that life, you are constantly monitoring news and events that can affect your business. A company announces new jobs, that could mean relocation employees.
We are at inventory levels that have not been seen in 10 years! And with steady sales in 2012, the supply and demand is coming back in balance. If you want to purchase new construction condos in the Intown Atlanta Market, your options are becoming limited. Take that a step further to Midtown Atlanta, and your options are….1010 Midtown and White Provision. Buildings like Luxe and Viewpoint Midtown have long Sold OUT! You can step over the Midtown line going North on Peachtree and you have The Brookwood and The Astoria. Downtown offers the W Residences and Twelve Centennial Park. (Castleberry Point in Castleberry Hill has live/work homes available but has sold all their remaining inventory!) Our biggest challenge in the Atlanta condo market has been…price. During our condo boom, they buildings were popping up everywhere! Investors and owner alike were buying them up, but when the bubble burst, out poured short sales and foreclosures, drowning the prices. But the times ARE changing! The article states that in July, 2012, condo prices were up from $154,000 in July, 2011 to $189,000 in July, 2012…a healthy 23 percent increase! As I prepare my August, 2012 Midtown Atlanta Market reports, I’m seeing the same trend. Some buildings have seen as much as a $50,000 Average Sales Price increase from 2012!! What does this mean for the Buyer? Well, $50,000 can make a big difference in what you may qualify for in a mortgage, and what you will be able to buy. The longer you sit on the fence, the shorter the grass (your buying opportunity) is going to be. What does this mean for the Seller? If you are in a position (and desire) to sell your condo, with limited inventory, you very well may see that contract in a matter of days, not weeks. It may still be a challenge between what you get and what you paid, but with limited options for Buyers, we are starting to see multiple offers on properties! I think we usually refer to a “breath of fresh air” as relating to the Springtime, right? Well, Fall is in the air, the air is crisp, and the Buyers are looking! One of my favorite Midtown Atlanta living options is actually in West Midtown. White Provisions. I’ve shown here numerous times but have yet to connect a Buyer. And the opportunities to own new construction are faded in this building!
As the Midtown Atlanta Market Report for White Provision, August, 2012 shows, the inventory is slowing disappearing!
White Provision currently has TWO 1-Bedroom homes listed at $225,000 and $240,000. The remaining homes are two and three bedroom floor plans. The 2 Bedrooms range from $296,000 up to $817,000. And the 3 Bedrooms range from $430-807,000.
Pending Contracts and Sales in August:
My recent showings have had 2 bedroom homes in the mid $300,000 price range. Another example of the lower price points disappearing in the Atlanta condominium market.
There is lots of activity in the Westside and the White Provisions District. With restaurants and shopping just outside your door, and Downtown and Midtown in the distance, this is a pretty cool living option in West Midtown. You really need to check out White Provision!
