If you are looking to Rent a Midtown Atlanta Condominium, you have come to the right place.
First off, it’s important to note that Midtown Atlanta Rentals are much like buying a Midtown Atlanta Condominium….in the sense that if it’s price right, it will rent very quickly.
It is important to understand that when you rent a Midtown Atlanta Condominium, you are renting a home from an individual owner. That owner may have purchased the condo as an investment, or it could be their personal residence they are renting because of a job relocation or other such event. But, in either case, the individual owner must have a leasing permit from the condominium homeowners association in order to lease their condominium. These buildings are not like apartments were everything is for rent. As such, it limits the number of homes that can be rented at any given time, based on the rules of the association.
What to Expect When Renting a Midtown Atlanta Condominium?
Don’t expect them to be cheap. Remember an owner has a mortgage payment, property taxes, insurance and HOA monthly fees to pay. All those numbers add up quickly and as such, are often reflected in the monthly rental rate. Rates for a 1 bedroom will average $1000-1500 per month in most major buildings. 2 bedrooms will be $1500-2400 per month. Again, these numbers vary widely based on the individual owner’s situation.
You will need to fill out a rental application. This process again varies from condo to condo, based on the individual or company (real estate brokerage or property management) that is handling the listing.
You will have your credit checked either by you providing a copy of your credit report, or the listing agent pulling it. This will be done via an authorization form of some sort.
Expect to pay an application fee. These can range anywhere from $40 per person to $60 per person. Some will offer a different rate for a couple. These fees are almost always non-refundable, whether you are approved or not or even if you change your mind during the application process.
Deposits also vary based on individual owners or companies. Expect to pay at least one month’s rent as a deposit, and depending on your credit, you could pay as much as first, last and a security deposit.
There may be move in and/or move out fees that you will be responsible for paying when you move into a Midtown Atlanta Condominium rental. If you work with a real estate agent, they can help you determine if there are any such fees.
Expect your options to be more limited if you have a large dog. Some buildings have weight limits, while many have restrictions based on specific breeds of dogs. Once your application is approved, the Listing Agent will prepare the lease agreement on behalf of the landlord they represent. You should review it closely for any rules and regulations regarding rent payments, fines and other rules that may apply to the specific condominium community. Additionally, you will want to complete a Move In-Move Out form which details the condition of the home when you move in. This form will again be used when you move out to determine if there is any damage or repairs that need to be done and may be taken out of your deposit.
